Conveyancing Costs Estimate

Please see below our best estimate of our fees and other charges and disbursements. In complicated and protracted transactions, these estimates can vary and we will notify you in due course if any changes occur.

Purchase transactions:

Based on the purchase price, we will charge as follows:

Acting for mortgage lender in a standard mortgage: £175 to £450 depending on the loan amount and the mortgage instructions
Stamp Duty Land Tax Return – £75

Electronic identity and anti-money laundering checks – £25 per person
Electronic money transfer fee – £35 per transfer

The following taxes and disbursements will arise:-

Searches on the property estimated to be £275 but will be confirmed precisely when searches are applied for.

Stamp Duty Land Tax may be payable depending on the purchase price and if you are entitled to any relief or rebate – Please use this SDLT calculator for details.

Land Registry fees is payable on the purchase transaction depending on the purchase price – Please use this HMLR fee calculator for details.

Sale transactions:

Redemption of a mortgage – £175 per mortgage

Electronic identity and anti-money laundering checks – £25 per person (not applicable if such checks have already been carried out in some related matter handled by us)

Electronic money transfer (telegraphic transfer/CHAPS) fee – £35 per transfer

The following Charges may apply:-

May be additional charges will apply for photocopy, collecting information from providers, local councils, HM Land Registry other third parties which may not have been provided by the other parties solicitor, these charges can vary and can be up to £50.

If we are acting for a leasehold property, then an additional fee of £200 will be chargeable to deal with matters related to the lease,  such as dealing with the landlord or management company enquiries, lease information, landlord and other superior titles, ground rent apportionments, insurance and service charges etc.

All the cost and charges are updated, there is maybe change depending on the issues and require additional work or legal expertise. if there will be any changes to the cost we always keep our clients informed to ensure utmost transparency and timely legal assistance.
